Imperial Realty Company is an industry leader in commercial real estate headquartered in Chicago. Our portfolio mainly consists of office buildings.

We are seeking a self-motivated and experienced Manager to join our busy and growing property management team. This position will include a wide variety of responsibilities with primary role to assist with property management operations as well as assisting upcoming software conversion, MRI to Yardi.

The following recurring property management responsibilities include but not limited to:

· Landscaping/snow removal/sealcoating/flower installation/lawn spraying/window washing bidding/contracting

· Fire testing/fire extinguisher tagging/ backflow device testing

· Elevator contracts/elevator testing

· Organize HVAC startups/filter changing timing

· Pest control contracts

· Irrigation startups and shut down

· Janitorial reconciliations

· Quarterly orders for electrical and janitorial supplies

· Salt orders and inventory tracking

· Freon orders and inventory management

· Coordinate salt/snow removal operations and analyze related invoices

· Garbage contracts including reducing or increasing service as required and competitively bidding out this service

· Utility shut offs, turn on, transfers, review of problem utility bills, tenant meters, sub-meters

· Alarm contracts, contacts and call list

· Continuous manager training and assistance

· Involvement/oversight of Property Administration job duties

· Purchase order review and preparation

· Substitute for Property Manager if required

· Substitute for Property Administrator, take tenant calls if required

· Assist the VP of Property Management as needed

· Review Property Manager walk through notes and staff worklists as necessary

· Violation notice compliance and tracking

· Find good vendors and contractors

· Invoice problem solving

· Be a go to resource for the property management staff


· 8 or more years of commercial property management experience

· Efficient multi-tasking and time management capability

· Strong verbal communication with the ability to communicate to all levels within the organization

· Proficient with Microsoft Office and have excellent writing skills.

· Experience with Yardi software a plus

· Must be able to travel to various city and suburban buildings within portfolio
